This site describes what Second Read does. It is informational. Nothing on it is an offer, a warranty, or professional advice of any kind, and nothing on it forms a contract.
The service is governed by an agreement, not by this page
Access to the Second Read service is provided only under a written services agreement signed by both parties. That agreement — not this page — sets out what is provided, the security and data commitments, the limitation of liability and everything else that governs the relationship. If anything here conflicts with it, the agreement controls.
What the service is
Second Read is software that reads an appraisal report and reports what the document does and does not contain, including arithmetic that does not reconcile and elements the reporting standard requires. It is a work aid.
It does not perform appraisals, appraisal review or valuation services, it does not express an opinion on value, and it does not replace review by qualified personnel. Findings are for your reviewer to confirm or dismiss. No output should be used as the sole basis for a credit decision, and no output should be used to pressure an appraiser to change a value.
No warranty that everything is caught
The service flags what it is built to flag. It is not warranted to identify every deficiency, error or omission in a report, and an absence of findings is not a statement that a report is complete, accurate or compliant.
Intellectual property
Second Read owns the software and this website. You own the documents you upload and the output produced from them.
