Privacy
Two different things are covered here, and they should not be confused: what this website collects, and what happens to the documents a client uploads to the service.
This website
This site has no accounts, no forms, no advertising and no third-party trackers. It sets no cookies.
Our host keeps standard server logs — the requesting address, the page requested and the time — for a short period, for security and to know the site is working. We do not analyse them and we do not build profiles from them.
If you email us, we hold that email in our business mail system in order to reply to you.
Documents uploaded to the service
Client documents are handled under the written services agreement with that client, which is the controlling document. In summary:
- What we receive. The appraisal report you upload, and nothing else. We do not connect to loan systems and we do not request borrower records.
- What we use it for. Producing your review document and findings. Nothing else. We do not sell data, and we do not use one client’s documents for the benefit of another.
- Who else sees it. One subprocessor: Anthropic PBC, whose model reads the report. Under Anthropic’s commercial terms, inputs and outputs are not used to train their models. No other third party receives client documents.
- Separation. Each client sees only its own reports. Every read of a report is scoped to the institution that uploaded it.
- Security, retention and deletion. Encryption, how long documents are held, deletion on request and breach notification are set out in the written agreement with each client, because they are commitments we make to a named party rather than claims on a web page. Ask and we will send ours in writing.
Nonpublic personal information
Appraisal reports supplied by a lender may contain nonpublic personal information about that lender’s customers. We handle it only as the lender’s service provider, only to perform the service, and only as the agreement with that lender permits. Individuals with questions about their information should contact their lender, who holds the relationship.
